Spain is now in India. Only at Aldea Espanola.

I was surprised to see the mailer of Puranik Buildcon's Aldea Espanola, opp Orchid Hotel, off Mumbai Pune Expressway at Baner - Balewadi in Mahalunge Village. Location of the project was not at all mentioned on the mailer!

Starting from Rs. 2,895 per sq.ft.:

The IndiaProperty mailer completely depends upon the concept of so called "Spain" and "Spanish way of fine living"! However, an e-mailer mentions the price, Rs. 2,895 per sq.ft., without saying that it is the current property rate at Aldea Espanola. Hoping that your "curiosity" will be aroused and you will fill up your contact details to know more.

Frankly, my curiosity was not at all aroused. Actually, i found this mailer good example of a stupid web promotion. As a real estate consultant and Pune real estate blogger, obviously, i filled my details and hit the "submit" button. However, now i am very much curious to find out how Puraniks will get in touch with me!

What is your take on "Spanish way of fine living"?

Now, Aldea Espanola has almost became stale. You must have visited the site. Or at least heard about it. My posts on Aldea Espanola are among the most popular posts on my Ravi Karandeekar's Pune Real Estate Market News Blog, so i assume, you may have read about Puraniks' first project in Pune.

Now, don't you think that it's complete nonsense to talk about "Spain in India"? Don't you think that, this type of over exaggeration is harmful for the real estate project and disappointing for the serious property buyer who is looking for a good option near Hinjewadi to Balewadi - Baner or Wakad?   2. First of all, do you think this kind of over-exaggeration will help in selling. I dont think so. Yes it may pull a few people to have a look at the project details & sample flat/villa. But actual sale is just a financial decision. For me, theres nothing gr8 about Spain or Spanish homes. There architecture is worth enjoying as a tourist. But living in those houses/environs for the rest of our lives. Not for me at least.

  3. Though there are many loop holes in the information put in the web site & else where..I must compliment the agency O & M for their fantastic creativity in the campaign. That sure has triggered inquisitiveness in the mindset of an onlooker.
    But sorry to state that after looking at floor plans & the dimensions of the rooms, bathrooms , etc. any one can make out that it's only a trick photography which gives viewer a feeling of spacious spaces which in fact is a congested space every where. Buyer is no fool Mr.Puranik & that's especially true in case of a Puneit!! Mind it!!

  4. Learning about real estate also involves knowing what areas are going for and being able to calculate what a property is worth. This comes from years of knowledge and you can add this valuable tool to your arsenal by doing research. You should try to view as many properties as you can and start learning how to judge there worth.

  5. I had booked a 2 BHK flat here. now i have canceled for the following reasons :-
    1. rooms are very small
    2. Once the flat is booked there is no service to the customer.
    3. after booking the constructions started after 6 months.
    4. People at the sales office don't have proper manners to talk with customer.they are very rude (after you book a flat)
    5. took almost more than one month for refund.
    My phones were not answered for any queries regarding the project. They never reply to your mails. Puranik builder should first tell his people how to talk with the customer.

  6. I beleive that people are taking their campaign in a wrong light. They have just tried to give the complex design and land scaping a spanish feel. It is just a theme and it looks good. They already have a site office built over there in line with the theme and it looked very pleasant and nice. I have booked a flat over there and find their customer service up to the mark. The only reason that the sample 2 BHK flat seems to be small is that they haven't furnished it. Most of the builders furnish their flats from good architects in such a way that the house looks more spacious. you can look at their villa which they have furnished beautifully. I had done a lot of research before booking a flat in Aldea Espanola. The rooms are comparable to what other builders are offering in that area.
