What is the real intention of Lavasa?

Is this full page ad of Lavasa about an admission in Ecole Hoteliere Lavasa, 25,000 apartments and villas or PR exercise against farmer's agitation?

Lavasa - Center of excellence in education and research in India:

The full page ad of Lavasa (www.lavasa.com) published on the 3rd page of Times of India on Sunday, June 27, 2009, announces that "The world's finest hospitality education institute now opens in Lavasa".

The ad also reminds you that 30th June 2009 is the last date for the admission for 2009 - 10 academic year. Not only that the ad also tells you to log onto www.ecolehotelierelavasa.com to apply or gives email id to send your applications and phone number for more information.

Besides Ecole Hoteliere Lavasa, the ad lists institutions and facilities in the field of education, hospitality, tourism, health and wellness - Medicity in Lavasa.

Lavasa - Over 25,000 lakeside apartments and villas:

However, you can't miss the points mentioned at the bottom of full page ad.

The ad tells you that Lavasa is spread across 7 hills, has 60 kms. of lake front, and compares it's size with Mumbai. When you realize that all this is just 45 minutes away from Pune, 25,000 lakeside apartments and villas look best investment opportunity in the world. Don't they?

Was this ad to advertise this real estate? Was admission in Ecole Hoteliere Lavasa, just a brand building opportunity for Lavasa?

Lavasa - 50,000 employment oppprtunities!

Besides real estate development and center of excellence, the ad mentions that Lavasa will create 50,000 employment opportunities! Lavasa, recipient of 3 Global awards for master planning, will have state of the art technology and e governance!

Oh! Was this ad for creating favorable opinion among urban middle class who still might have some sense of social justice and a soft corner for the original land owners who are agitating against Lavasa for cheating them while purchasing their land?

What do you think? Does this ad justify Lavasa's actions? Does this ad succeed in convincing you that Lavasa may not have done any injustice to the original farmers? Or you don't mind minor injustice against uneducated, ignorant, poor and lazy landowners for something grand as Space Camp or world renowned school for waiters? Please, rate the ad in the comments.

Why do builders in Pune not bother to give useful information to the property buyers?

For example, have a look at the mailer of Sunshine Hills at Undri, NIBM annexe (www.sunshinehills.in). Click the image to enlarge.

1) Telephone Numbers:

4 days ago, when i received the mailer i couldn't find any specific purpose.

When i called the given number, the person who took my call was very casual and told me that it was just a reminder about the project and gave me the telephone numbers of the site office of Sunshine Hills 020 3232 6999 and 020 6500 7692.


2) Names of the salespersons:

When i called the site office of Sunshine Hills, first i asked the names of salespersons and wrote them down so that i can start talking to them on first name basis whenever i call them in future.

Sunshine Hills has 4 salespersons. 1) Praful 2) Shekhar 3) Vijay 4) Nilesh

3) Property rates at Sunshine Hills:

The mailer talked about the budget but didn't mention that the current property rate is Rs. 2,300 per sq.ft. Which means that Sunshine Hills has increased the property rates by Rs. 100 since the launch.

4) Carpet Area of the flat:

In the mailer and on the website of Sunshine Hills there is no area statement and no carpet area, which is illegal. For example, see this plan of 1 bhk flat at Sunshine Hills:

5) Sanctions and approvals:

When project was launched it did not have the necessary sanctions but now, i was told that, project is sanctioned and they have received the necessary approvals which you must see before you book.

In the mailer builder only talks about approvals from the financial institutions because for him it mean he can get funds, disbursements of your loan, from the bank.

6) Progress of construction:

When the project was launched there was nothing on the site. The mailer also talks about, so called, concept of "Lifestyle Home" but doesn't tell you about the status of the construction at Sunshine Hills.


Out of 10 buildings at Sunshine Hills, i was told, the construction of 3 buildings has started. By the end of next month, July 2009, it will come up to the plinth level.

7) Payments and Agreement:

It means, if you book a flat in these buildings, the first disbursement of your home loan, 8 % of the agreement cost, would be due in the next month and you would start paying your Pre-EMI.

Booking amount at Sunshine Hills is Rs. 50,000 and for the agreement you have to pay 15% of the agreement cost and register it immediately. I was told that 4 -5 agreements of Sunshine Hills are already registered.

8) Sample Flat:

Now, you can see the sample flat when you visit the site.

9) Possession:

Possession of these 3 buildings is during Diwali of 2010. But what about the completion of the remaining project? God knows!

You finance the builder:

Builder is just the service provider. You pay him in advance and get the work done from him. Are you treated as a financier? I think, the property buyer is not even treated as a buyer. As a consumer, in Pune real estate market, you don't have any status and your rights have no value. When you accept this, why builders will bother to provide you useful and accurate information!

What say you? Doesn't this mailer give you clear signal of the treatment and quality of construction you are going to get at Sunshine Hills? Rate this mailer in the comments.

Why are property rates increasing?

In Pune and Mumbai real estate market, "Demand and Supply Principal" is not applicable to the property prices!

It's all about divine "prasad"!

Above visual says it all. Look at the "divine light" around the key. It shows that the house is nothing but "prasad" offered to you mortal human beings.

Every human being in Pune and Mumbai, prays for this divine prasad. But only those few, who are blessed, could get it.

"Thanks My Lord, for sending your angel, Sunil Mantri, on this planet earth with your blessings in the form of Mantri Park at Goregaon East!," you are supposed to chant and remain great full to him in this life and next too. Because, ownership of property is all about God's grace. Ask any builder in Pune and Mumbai real estate market.

Rate the Ad "good" if you believe in the God and his angels!

Empress City Nagpur - can you expect any appreciation when you invest in the property at the rate of Rs. 6,000 per sq.ft.?

Why Empress City Nagpur doesn't talk about appreciation and real estate investment in Nagpur?


Information without intention?

I liked the ad of Empress City Nagpur published in Times Of India, Pune, (Jun 21, 2009). The visuals in the ad were stunning and it gave me brief, to the point, information about the project in Nagpur. But i didn't understand the purpose or intention of the ad. "Why would anyone from Pune buy a property in Nagpur for "Happiness for a lifetime"?," I asked myself.

For a while, i knew, Nagpur is promoted as an emerging city and an investment destination in central India. But this ad was not talking about real estate investment and appreciation at all. Nagpur may have accepted, at last, that boom is over, i thought. "Is this ad, some sort of "declaration of acceptance of recession in Indian economy"?," i asked myself.

Rate the Ad:

However, i called the phone number given in the ad. Salesperson told me that the property rate of Empress City Nagpur is Rs. 6,000 per sq.ft., on the basis of saleable area. Possession of the flats is in 2 months. Approximate budgets are:

2 bhk flat: 1200 carpet: Rs. 96,000

3 bhk flat: 1500 carpet: 1.2 crore

4 bhk flat: 1900 carpet: Rs. 1.5 crore

When i asked about the appreciation of my real estate investment in Empress City Nagpur, the salesperson said, "Your investment will double in 2 years!"

"200 % appreciation in 2 years! How come? Are you sure?," i asked.

The salesperson said, "Because in 2 years time the commercial developments shown in the ad will be ready and operational!"

"Oh! I see!!," i said and kept down the phone wondering, "Is this ad a trap or an invitation to prosperity?"

Increasing property prices - hot sauce for real estate developers!

Does announcement of increasing property prices stimulate hunger for property?

Anger against builders, for sure!

When real estate market was booming, you were feeling that, builders were exploiting property buyers by increasing property prices. Right?

Now, when all big builders are in trouble, you feel, to avoid reducing property rates, the same big builders are insulting property buyers by offering "small size flats" as an affordable housing. Right?

Rate the Ad:

When most of the property buyers are so angry with the builders, I am sure, this type of "threatening ad" by Nirmal Lifestyle (www.nirmallifestyle.com and www.lifestylecity.co.in ) of Mulund, Mumbai will create less "booking" but more anger against the builder himself. What is more important for you when you invest in Pune real estate?

"Value for your money"

Copy, but try to be better than the original!

For a long time, Amanora Park Town, at Hadapsar, is running well designed campaign at an island position on the main page of Times Classifieds in Sunday Times in Pune. Which, i am sure, you have not missed if you are visiting this section.

Recently, Megapolis, at Hinjewadi phase 3, has also started releasing their ad on the next page, second page of Times Classifieds! Which most of you may have missed. But, let us assume that you are a serious Pune property buyer who reads every page of Times Classified so you didn't miss it!

Looking at both ads, reprinted above, for a couple of weeks, i felt like telling Megapolis, "Copy, but try to be better than the original!" At least, don't copy superficial thing like a position. Copy the important point.

Rate the Ad:

For example, tell me, did "Pune's 1st & only 150 acre Platinum Green Home Township" create "great" impression about Megapolis in your mind? Did the ad make you curious about Maegapolis? Did you call or visit their website www.megapolis.co.in? Did you get any "strong reason" to book a flat in Megapolis Hinjewadi? Please, share your views and rate the ad as "Good" or "Bad" in the comments.
