Sagging revenue: PCMC to auction ad spaces at junctions

In a bid to boost its sagging economic reserves, the Pimpri-Chinchwad Municipal Corporation (PCMC) will auction advertising space at 12 junctions in the city.

This is part of the civic administration’s efforts to generate new revenue streams for the corporation. The bidder who quotes the highest rate will get the advertising rights of the respective junctions.

The PCMC had formed a committee to scout for new revenue streams to meet its increasing expenses and supplement octroi income. The committee tabled a report suggesting the municipal corporation should auction advertising space at junctions, among several other recommendations.

It also suggested that a premium should be charged for locations such as Aundh Hinjewadi Road, old Pune-Mumbai highway, Nigdi-Bhosari and Aundh Ravet Road.

It was a scintillating evening of dance, music and an exciting and entertaining game show, hosted by none other that the vivacious & charming, Mandira Bedi, at Ganga Dham Lawns. The event was a celebration of 25 years completed by the Goel Ganga Group, and the group’s way of rewarding their loyal customers with prizes & gifts that literally swept them off their feet.
The evening started with a spell-binding and thrilling game of tambola, in which all the customers who had booked a flat with Goel Ganga Group in the last 6 months, participated. And Bingo! The first six full-house winners were on stage to play another exciting game of dice, with Mandira Bedi.

The exhilaration resulted, in the form of free gifts for these 6 winners. In fact, perhaps, for the 1st time in India a builder gifted his customer a bumper prize of a FLAT FREE, that too the one booked of his choice!

* Savita Solwat was the lucky winner of a free flat, worth Rs.30 lakhs.
* Manju Dhanashetty – the 2nd winner, was gifted a Honda Jazz car,
* Avinash Mohite – the 3rd winner took @ Home furniture worth Rs.2 lakhs,
* Shravan Kumar Singh – the 4th winner bagged electronic goods worth Rs.1 lakh,
* Rama Bhatnagar - the 5th winner won a Yamaha FZ-16 bike &
* Hemant Kolhe – the 6th winner took home a Samsung refrigerator.

Said an excited Mandira Bedi, “Good value ban gaya UNBELIEVABLE!!!”, as she saw the winners bag their dream gifts.

The winners were lauded by PMC Mayor, Mohansingh Rajpal, who was present at the occasion. He also congratulated the Goel Ganga Group for initiating such an innovative idea and generously presenting gifts to their customers.

What’s more – several members from the audience too walked away with gift vouchers of Rs.10,000 each, as the MC, Rahul Kshirsagar interacted with them, asking them some musical questions.

It will be recalled that responding to the need of the consumer, the Goel Ganga Group had launched ‘Good Value Homes’ at rock bottom prices in good locations of the city. After the overwhelming response received to the ‘Good Value’ offer launched by Goel Ganga Group, on their projects ranging from just Rs.18 lakhs to Rs.30 lakhs, the group made an even greater offer to their customers, to express their gratitude, for the 25 years of support and faith extended to them by the people of Pune.

“This is just a small way to say a big ‘thank you’ to our customers, for all the support and trust that they have extended to us during the last 25 years”, smiles Atul Goel, MD, Goel Ganga Group.

Abbey & Santosh Shetty’s dance troupe entertained the guests as they boogied on Bollywood numbers from the latest chartbusters.

Six families went home happier & richer, and thousands of people left the venue having enjoyed the game show and the lavish spread of food laid out by the hosts. It wsa truly an unforgettable evening!

MagicBricks.com tops property portals on unique visitors: comScore

MagicBricks.com, India’s No.1 Property Portal from the Times Group, has consolidated its leadership position in the online real estate space by recording the maximum number of Unique Visitors to its website, as adjudged by comScore, the global leader in measuring the digital world and preferred source of digital marketing intelligence.

As per comScore, MagicBricks.com attracts 9% more unique visitors compared to its nearest competitor and is way ahead of the website that has slipped to third position with 125% more unique visitors than them.

Unique visitors is a statistic describing traffic to a Web site, counting each visitor only once in the time-frame of the report. This statistic is relevant as a measure of a site's true audience size. This is one of the most important metrics for a property portal, given that property is a once in a lifetime purchase for most end users.

Homes may get more affordable

The government sops announced on Monday for lower cost housing are expected to have a significant impact on the affordability of such homes, and encourage developers to get into the segment.

Ravi Ramu, CFO of Puravankara Projects, whose subsidiary Provident Housing plans some big affordable housing projects, says the interest subsidy of 1% on loans of up to Rs 10 lakh could mean a reduction in the borrower’s EMI by Rs 650 to Rs 750, depending on the tenure of the loan. “And since the EMIs are likely to be about Rs 11,000, this is a significant reduction,’’ he says.

As per the government’s announcement, the value of the house that’s eligible for such subsidy can go up to Rs 20 lakh, but the subsidy will be applicable only on loans up to Rs 10 lakh.

The move to extend by two years the tax exemption available to builders of smaller homes is also likely to persuade builders to reduce the cost of such homes. Sunil Krishnan, president of Confident Group, estimates that it might be possible to bring down the price offered to the buyer by 5%.

The government has extended the provision of section 80IB(10) of the Income Tax Act to projects approved before March 2008 and to be completed before 2012. Earlier, the provision was limited to projects sanctioned before March 2007 and to be completed before March 2010.

The extension exempts builders from paying tax on income from the sale of houses of 1,000 sqft built-up area within 25km of municipal limits of big cities and 1,500 sqft in other areas.

Impact of Government Soaps:

Some say that very few projects were launched during the extended period, so it’s unlikely it will have a major impact.

But Confident, which did launch projects during that period, thinks they’ll now be able to offer more aggressive prices for them. That could help to drive demand and also enable completion of the projects by 2012.

The really big impact of the two measures is seen to be in “sentiment’’.

“It sends out the message that the government believes homes up to Rs 20 lakh is a separate category, that it is important to concentrate on it to provide housing to the masses,’’ says Ramu.

A number of developers have been considering getting into this segment. The latest measures might push them into it sooner than later.

Spain is now in India. Only at Aldea Espanola.

Puranik Buildcon promotes on IndiaProperty.com:

You are on your way to Spain in India:

I was surprised to see the mailer of Puranik Buildcon's Aldea Espanola, opp Orchid Hotel, off Mumbai Pune Expressway at Baner - Balewadi in Mahalunge Village. Location of the project was not at all mentioned on the mailer!

Starting from Rs. 2,895 per sq.ft.:

The IndiaProperty mailer completely depends upon the concept of so called "Spain" and "Spanish way of fine living"! However, an e-mailer mentions the price, Rs. 2,895 per sq.ft., without saying that it is the current property rate at Aldea Espanola. Hoping that your "curiosity" will be aroused and you will fill up your contact details to know more.

Frankly, my curiosity was not at all aroused. Actually, i found this mailer good example of a stupid web promotion. As a real estate consultant and Pune real estate blogger, obviously, i filled my details and hit the "submit" button. However, now i am very much curious to find out how Puraniks will get in touch with me!

What is your take on "Spanish way of fine living"?

Now, Aldea Espanola has almost became stale. You must have visited the site. Or at least heard about it. My posts on Aldea Espanola are among the most popular posts on my Ravi Karandeekar's Pune Real Estate Market News Blog, so i assume, you may have read about Puraniks' first project in Pune.

Now, don't you think that it's complete nonsense to talk about "Spain in India"? Don't you think that, this type of over exaggeration is harmful for the real estate project and disappointing for the serious property buyer who is looking for a good option near Hinjewadi to Balewadi - Baner or Wakad? Kumar Properties' e-mailer - did you respond to it instantly?

Effective and economical tool for follow-up:

From the day i blogged the news of Kumar Properties' 43rd Anniversary Celebration Offer on my Ravi Karndeekar's Pune Real Estate Market News Blog, i was anxiously waiting for their e-mailer.

I was very much sure that Kumar Properties will convert their press ad into an e-mailer and get more mileage out of it at a very nominal cost. Because Kumar Properties has done it in the last month when they released their "right time to buy" ad focusing on the early possession and ready possession properties.

Guess what? Today I received Kumar Properties' e-mailer! As soon as i saw it, thought i knew the offer, i felt like calling Kumar Properties to find out the details. What about you? Did you call Kumar Properties instantly?

What is the real intention of Lavasa?

Is this full page ad of Lavasa about an admission in Ecole Hoteliere Lavasa, 25,000 apartments and villas or PR exercise against farmer's agitation?

Lavasa - Center of excellence in education and research in India:

The full page ad of Lavasa (www.lavasa.com) published on the 3rd page of Times of India on Sunday, June 27, 2009, announces that "The world's finest hospitality education institute now opens in Lavasa".

The ad also reminds you that 30th June 2009 is the last date for the admission for 2009 - 10 academic year. Not only that the ad also tells you to log onto www.ecolehotelierelavasa.com to apply or gives email id to send your applications and phone number for more information.

Besides Ecole Hoteliere Lavasa, the ad lists institutions and facilities in the field of education, hospitality, tourism, health and wellness - Medicity in Lavasa.

Lavasa - Over 25,000 lakeside apartments and villas:

However, you can't miss the points mentioned at the bottom of full page ad.

The ad tells you that Lavasa is spread across 7 hills, has 60 kms. of lake front, and compares it's size with Mumbai. When you realize that all this is just 45 minutes away from Pune, 25,000 lakeside apartments and villas look best investment opportunity in the world. Don't they?

Was this ad to advertise this real estate? Was admission in Ecole Hoteliere Lavasa, just a brand building opportunity for Lavasa?

Lavasa - 50,000 employment oppprtunities!

Besides real estate development and center of excellence, the ad mentions that Lavasa will create 50,000 employment opportunities! Lavasa, recipient of 3 Global awards for master planning, will have state of the art technology and e governance!

Oh! Was this ad for creating favorable opinion among urban middle class who still might have some sense of social justice and a soft corner for the original land owners who are agitating against Lavasa for cheating them while purchasing their land?

What do you think? Does this ad justify Lavasa's actions? Does this ad succeed in convincing you that Lavasa may not have done any injustice to the original farmers? Or you don't mind minor injustice against uneducated, ignorant, poor and lazy landowners for something grand as Space Camp or world renowned school for waiters? Please, rate the ad in the comments.

Why do builders in Pune not bother to give useful information to the property buyers?

For example, have a look at the mailer of Sunshine Hills at Undri, NIBM annexe (www.sunshinehills.in). Click the image to enlarge.

1) Telephone Numbers:

4 days ago, when i received the mailer i couldn't find any specific purpose.

When i called the given number, the person who took my call was very casual and told me that it was just a reminder about the project and gave me the telephone numbers of the site office of Sunshine Hills 020 3232 6999 and 020 6500 7692.

2) Names of the salespersons:

When i called the site office of Sunshine Hills, first i asked the names of salespersons and wrote them down so that i can start talking to them on first name basis whenever i call them in future.

Sunshine Hills has 4 salespersons. 1) Praful 2) Shekhar 3) Vijay 4) Nilesh

3) Property rates at Sunshine Hills:

The mailer talked about the budget but didn't mention that the current property rate is Rs. 2,300 per sq.ft. Which means that Sunshine Hills has increased the property rates by Rs. 100 since the launch.

4) Carpet Area of the flat:

In the mailer and on the website of Sunshine Hills there is no area statement and no carpet area, which is illegal. For example, see this plan of 1 bhk flat at Sunshine Hills:

5) Sanctions and approvals:

When project was launched it did not have the necessary sanctions but now, i was told that, project is sanctioned and they have received the necessary approvals which you must see before you book.

In the mailer builder only talks about approvals from the financial institutions because for him it mean he can get funds, disbursements of your loan, from the bank.

6) Progress of construction:

When the project was launched there was nothing on the site. The mailer also talks about, so called, concept of "Lifestyle Home" but doesn't tell you about the status of the construction at Sunshine Hills.

Out of 10 buildings at Sunshine Hills, i was told, the construction of 3 buildings has started. By the end of next month, July 2009, it will come up to the plinth level.

7) Payments and Agreement:

It means, if you book a flat in these buildings, the first disbursement of your home loan, 8 % of the agreement cost, would be due in the next month and you would start paying your Pre-EMI.

Booking amount at Sunshine Hills is Rs. 50,000 and for the agreement you have to pay 15% of the agreement cost and register it immediately. I was told that 4 -5 agreements of Sunshine Hills are already registered.

8) Sample Flat:

Now, you can see the sample flat when you visit the site.

9) Possession:

Possession of these 3 buildings is during Diwali of 2010. But what about the completion of the remaining project? God knows!

You finance the builder:

Builder is just the service provider. You pay him in advance and get the work done from him. Are you treated as a financier? I think, the property buyer is not even treated as a buyer. As a consumer, in Pune real estate market, you don't have any status and your rights have no value. When you accept this, why builders will bother to provide you useful and accurate information!

What say you? Doesn't this mailer give you clear signal of the treatment and quality of construction you are going to get at Sunshine Hills? Rate this mailer in the comments.

Why are property rates increasing?

In Pune and Mumbai real estate market, "Demand and Supply Principal" is not applicable to the property prices!

It's all about divine "prasad"!

Above visual says it all. Look at the "divine light" around the key. It shows that the house is nothing but "prasad" offered to you mortal human beings.

Every human being in Pune and Mumbai, prays for this divine prasad. But only those few, who are blessed, could get it.

"Thanks My Lord, for sending your angel, Sunil Mantri, on this planet earth with your blessings in the form of Mantri Park at Goregaon East!," you are supposed to chant and remain great full to him in this life and next too. Because, ownership of property is all about God's grace. Ask any builder in Pune and Mumbai real estate market.

Rate the Ad "good" if you believe in the God and his angels!

Empress City Nagpur - can you expect any appreciation when you invest in the property at the rate of Rs. 6,000 per sq.ft.?

Why Empress City Nagpur doesn't talk about appreciation and real estate investment in Nagpur?

Information without intention?

I liked the ad of Empress City Nagpur published in Times Of India, Pune, (Jun 21, 2009). The visuals in the ad were stunning and it gave me brief, to the point, information about the project in Nagpur. But i didn't understand the purpose or intention of the ad. "Why would anyone from Pune buy a property in Nagpur for "Happiness for a lifetime"?," I asked myself.

For a while, i knew, Nagpur is promoted as an emerging city and an investment destination in central India. But this ad was not talking about real estate investment and appreciation at all. Nagpur may have accepted, at last, that boom is over, i thought. "Is this ad, some sort of "declaration of acceptance of recession in Indian economy"?," i asked myself.

Rate the Ad:

However, i called the phone number given in the ad. Salesperson told me that the property rate of Empress City Nagpur is Rs. 6,000 per sq.ft., on the basis of saleable area. Possession of the flats is in 2 months. Approximate budgets are:

2 bhk flat: 1200 carpet: Rs. 96,000

3 bhk flat: 1500 carpet: 1.2 crore

4 bhk flat: 1900 carpet: Rs. 1.5 crore

When i asked about the appreciation of my real estate investment in Empress City Nagpur, the salesperson said, "Your investment will double in 2 years!"

"200 % appreciation in 2 years! How come? Are you sure?," i asked.

The salesperson said, "Because in 2 years time the commercial developments shown in the ad will be ready and operational!"

"Oh! I see!!," i said and kept down the phone wondering, "Is this ad a trap or an invitation to prosperity?"

What do you think? Rate the ad in the comments, please!

Increasing property prices - hot sauce for real estate developers!

Does announcement of increasing property prices stimulate hunger for property?

Anger against builders, for sure!

When real estate market was booming, you were feeling that, builders were exploiting property buyers by increasing property prices. Right?

Now, when all big builders are in trouble, you feel, to avoid reducing property rates, the same big builders are insulting property buyers by offering "small size flats" as an affordable housing. Right?

Rate the Ad:

When most of the property buyers are so angry with the builders, I am sure, this type of "threatening ad" by Nirmal Lifestyle (www.nirmallifestyle.com and www.lifestylecity.co.in ) of Mulund, Mumbai will create less "booking" but more anger against the builder himself. What say you? Please, share your views and rate the ad as "Good" or "Bad" in the comments!

What is more important for you when you invest in Pune real estate?

"Value for your money"

OR

"Pune's 1st & only 150 acre Platinum Green Home Township"

Amanora Park Town:

OR

Megapolis, Hinjewadi, Phase 3:

Copy, but try to be better than the original!

For a long time, Amanora Park Town, at Hadapsar, is running well designed campaign at an island position on the main page of Times Classifieds in Sunday Times in Pune. Which, i am sure, you have not missed if you are visiting this section.

Recently, Megapolis, at Hinjewadi phase 3, has also started releasing their ad on the next page, second page of Times Classifieds! Which most of you may have missed. But, let us assume that you are a serious Pune property buyer who reads every page of Times Classified so you didn't miss it!

Looking at both ads, reprinted above, for a couple of weeks, i felt like telling Megapolis, "Copy, but try to be better than the original!" At least, don't copy superficial thing like a position. Copy the important point.

Rate the Ad:

For example, tell me, did "Pune's 1st & only 150 acre Platinum Green Home Township" create "great" impression about Megapolis in your mind? Did the ad make you curious about Maegapolis? Did you call or visit their website www.megapolis.co.in? Did you get any "strong reason" to book a flat in Megapolis Hinjewadi? Please, share your views and rate the ad as "Good" or "Bad" in the comments.

We have put Mulund on the world map - Dharmesh Jain of Nirmal Lifestyle

Nirmal Lifestyle, the mega mall in Mulund, has created waves in Mumbai and beyond. Dharmesh Jain, the company's chairman and managing director, shares his vision of modern but affordable townships with Aruna Rathod

Nirmal Lifestyle, your mall in Mulund, is so popular that it has even become a must on the itinerary of tourists and non-resident Indians. What went into creation of such a happening place?

We always felt that things should be kept simple for a lasting effect, and when we did our research before drawing up the blueprint for the mall, we found that the biggest premium [from the customers' point of view] was on open space. So we went ahead and left a lot of open space, with all the activity scattered around it.

Malls are the new spaces for urban convergence, and our philosophy is, just come and enjoy yourself - shopping is a by product. The idea has clicked, and we are all set to replicate the same philosophy wherever we do business. We are working on a few more world class malls.
