Global economic meltdown and recent terror attacks lead to downfall in property rates in Navi Mumbai

Navi Mumbai:

The November 26 Mumbai terror attack have led to serious decline in property rates and have also turned the customers from Mumbai to the suburban Navi Mumbai.

Navi Mumbai is considered to be much safer and cheaper region in Mumbai.

Property exhibition of Builders Association of Navi Mumbai:



Visitors at the exhibition believed that the recessionary trends had already reduced the property rates and terror attack would reduce the rates further.

"The property market drop here was prior to the terrorist attack. The terrorist attack will reduce the inflow of foreigners and foreign money, which will have corrections in the property," said Ravi Shankar, a visitor.

Prospective buyers are evaluating all possible measures and trying hard to get the best deal at the right time.

Property rates:

"There is recession going on so the property rates have also fallen. Now builders are also ready to talk, earlier their business was flourishing so they never used to negotiate but they are willing for negotiations," said Ashish Sharma, another visitor.

As per the builders in Navi Mumbai, the property market is down but they suggest that this is the right time to buy property.

Builders at the satellite township are offering discounts to woo the buyers. Besides discounts, smaller, affordable dwellings are also promoted aggressively.

"People are still waiting and adopting 'wait and watch' formula, as they are waiting for the rates to go down. But this is the right time to buy the property," said Ashok Chhajer, Chief Managing Director of Arihant Universal and member of BANM.

Bus advertising: the next big canvas

With bans on hoardings in cities, fleet graphics are the next big thing in out of home media. Fleet graphics are advertising options on vehicles and can be done on rickshaws, taxis, vans, cars, trains and buses. Usually, the larger the canvas, the more the innovation – and this works well with bus advertising. Imagine the impact of an image of a large juice box, with juice flowing into a clear glass, surrounded by fruit. Quite a thirst-quenching thought.

Mumbai based Vinayak Creations is an outdoor advertising company that is all set to provide bus advertising options to brands, both on the exteriors and interiors of buses. The company kicked off its operations last month by tying up with Neeta Volvo, a popular tour and travel company. The association will provide Vinayak Creations with a network of 140 Volvo buses for advertising.

Hoardings may soon cost advertisers more, with the Pune Municipal Corporation planning to double skysign charges

Bad news for Pune real estate which depends heavily on hoardings:

This year, Pune Municipal Corporation (PMC) expects to collect Rs 5.4 crore through skysign charges on hoardings. So far, it has collected Rs 3.14 crore. Once the new tariff comes into effect, the civic body hopes to generate an additional Rs 5 crore. A formal proposal is yet to be prepared.

A PMC official said, “Presently, PMC’s skysign charge per sq metre is Rs 60 for a non-illuminated hoarding and Rs 75 for an illuminated one. These charges are minimal, which needs to be revised for earning more revenue. A proposal to this effect has been tabled before the commissioner.”

If we double the charges, we expect a revenue of about Rs 11 crore from it,” he added.

President of the Pune Hoardings Association, Balasaheb Ganjave, said 300 hoarding advertisers operate in the city.

Can 'Sunday Economic Times CEO Round Table on Real Estate' find solutions to the challenges of Pune real estate?

Uncertainty and lack of trust:



Today, when i saw Economic Times' ad focused on the property rates, i instantly started expecting a lot from "SundayET CEO Roundtable on Real Estate." I became anxious to read some 'serious solutions to the present crisis' on November 2, '08 issue of SundayET.

A moment later, i thought, "Am i over expecting? Could this Round Table give any solution to the Pune real estate market?" I asked myself this question because recently i have developed a new habit. The habit of rechecking my response to every shocking news i read or watch about global financial crisis and it's impact on Pune real estate. I am not an extremist by nature. My long association with Pune real estate market does not let me agree with some of my readers who are absolutely sure about the crash of Pune real estate market. Or like a typical builder in Pune, i cannot say, "Impact of the financial crises is not that serious and Pune real estate is safe" and totally reject the reality.

Oh! I cannot be completely pessimistic about the SundayET Roundtable. I am not the only one in India who knows that real estate is a local business. Every participant knows this. ET is aware that there is nothing like Indian real estate. There is not a single real estate company who has all India presence. There are only a couple of builders from Delhi and NCR who are trying to start a project in any city in India where there is a good demand and expected profit. Still should i keep on expecting from the SundayET Roundtable because in Delhi lobbying is a political reality?

The focus of the ad is property rates. Why? Isn't it naive to think that CEOs will talk about property rates at the Round table? CEOs have more important topics to discuss. For example bank finance to real estate projects. Who knows some CEO can demand subsidy for cement and steel! Am I thinking that the ad is about the solutions discussed at the Roundtable? Ad may be for selling more copies of the Economic Times on Sunday. Ad may be PR gig to show off the concern of big real estate developers. An ad may be only the space selling opportunity for ET. Am i reacting cynically? Is my desperation compelling me to expect an assurance from some third party, like this CEO Roundtable, that builders in Pune will be able to complete their projects? Is this the real challenge Pune real estate is facing? What is your take on the challenges for Pune real estate? Do you worry about walking to work from your residence or kayaking? At the same time, Vilas Javdekar and Associates were honest about how it will benefit them too, in terms of inexpensive finance, rising construction costs and completion of project in time.

Subscribing and promoting the mutually beneficial cause was not new to Palash. 50 Inspiring Vintage Advertisements // WellMedicated


Like many others I find myself captivated with vintage advertising. There have been numerous articles, blog posts and websites dedicated to the subject and I just can’t seem to get enough.

Specifically, it is the advertising of the 50’s and 60’s that is most aesthetically pleasing to me. It seems every ad in that era was either a beautifully shot photograph or a stunning Rockwellian painting. Not to mention the incredible attention given to layout and typography.

PBAP Exhibition offer - home loans form ICICI at 10% rate of interest for the first 24 months

PBAP Mega Property Exhibition 3rd to 5th October '08:

From 3rd to 5th October 2008, The Promoters and Builders Association of Pune (PBAP) is organizing its annual real estate exhibition at SSPMS Ground, near Le Meriden, in Pune.

The main attraction of this exhibition is the "special offer offer from ICICI Bank." According to the news PBAB, ICICI tie up to offer cheaper home loans: PBAP has tied up with ICICI Bank to offer home loans at 10 per cent rate of interest to buyers, which will be applicable for 24 months after booking.

As per this agreement, the ICICI will charge 12.5 per cent rate of interest on home loans, out of which, the flat buyer will pay for 10 per cent of interest rate while the remaining would be taken care by the respective real estate developer.

Savings = Rs. 114 per lakh per annum interest for 2 years!

"As of now, people are paying around Rs 1,080 per lakh per annum interest on home loans. If they book flats with PBAP members, this amount would be around Rs 966,” PBAP president Lalitkumar Jain said.

PBAP is planning to incorporate other major players in home loan segment such as HDFC in this scheme. “We will announce more tie-ups soon,” Jain added.

6,000 Bookings! Is it possible?

The PBAP members are planning to sell more than 6,000 flats through this scheme.

Do you think in 3 days of exhibition, 6,000 property buyers will book the flats under this scheme?

Because, all 'special and exclusive offers', like "No EMI if you give ADF" from Palash-2.0, Palash 2i, or Topaz Park's offer at Wakad were for small number of flats. Including Runwal Seagull's offer 'No Pre EMI till Possession' at Hadapsar is also for the limited number of flats.

Ooh La La! Amruta Khanvilkar in Indradhanu at Vanaz!

Indradhanu at Vanaz on Paud Road in Kothrud, opens the bookings of 2nd phase!:

For a long time, i was eagerly waiting for Indradhanu, one of my favorite real estate project in Pune, to open the bookings of it's second phase.

There was a pre-launch ad in Sakal, local Marathi newspaper. But the ad did not mention the date on which bookings would open. Thanks to my old friend, Nitin Devasthali, who looks after the bookings, i got to know the opening date and also the property rate. Which was indeed a "hot" Pune Real Estate Market News!.

Obviously, on Thursday, August 28TH, '08, i was expecting to see the ad in the newspaper. The head line, I knew, would be something like this - 'Indradhanu at Vanaz on Paud Road in Kothrud, opens the bookings of luxurious 2 bhk and 3 bhk flats in it's 2nd phase!'

For the typical Pune(ri) property buyer who was eagerly waiting to book a flat in the 2nd phase of Indradhanu at Vanaz this simple announcement was the most effective headline. So write this type of headline, add the photograph of the building and the most attractive and effective real estate ad is ready!

You may not proudly upload this ad in the 'creative showcase' of "afaqs!" but you know this is the most creative ad you have ever designed. Because your principal is "It is not creative unless it sells!". And you are very sure about the huge response your creative ad would get. Because you know, in Pune real estate market there is a typical class who will buy a flat only in Kothrud. These people cannot think of living in any other part of Pune but Kothrud. Because that's their destiny. They are born to live in Kothrud. They wait patiently till they get a flat of their choice.

Effective real estate advertising is all about "connecting" with your buyers!

When i opened the news paper, i was completely prepared to see very obvious ad announcing the opening of booking of the 2nd phase of Indradhanu at Vanaz.

But when i saw the ad, "Ooh La La! Amruta Khanvilkar!!" was my natural reaction. No, till that point of time in my life, i have never ever said "Ooh La La!". Generally, when i see something interesting, i say, "Chya-ai La!" It is not important to go into the details of why i said 'Ooh La La!' and not 'Chya-ai La!'. Some of you may have said, "Chya-ai La! Amruta Khanvilkar!!" Right? No problem! It's OK!!

What is important is, Amruta Khanvilkar was not only a pleasant surprise in the ad of Indradhanu at Vanaz. She was the right kind of a surprise. After her participation in 'Complan Kesar Badam Celebrity Eka Peksha Ek', dance reality show on Zee Marathi Amruta has become very popular.



She may not have won the competition but Amruta Khanvilkar has won the heart of young Pune. Which was the exact target audience of Indradhanu at Vanaz. Her presence in the ad was not only making ad more 'attractive to look at' but Amruta will help the project, Indradhanu at Vanaz, to establish the connection with the young, dynamic, sophisticated, successful Pune property buyers. Someone, for example Sushil Shimpi, may be in USA right now but, he is pakka Pune(ri), who knows that now Kothrud is Pune and that is his destiny!

No doubt, 99acres.com is 'India's Property Bazaar'. 99acres has over 100,000 clients and more than 200,000 listed properties on the portal. The portal has many advertising solutions for the Indian real estate developers. Some advertising solutions are exclusive and tailor made. For example - Web-mailer! Durgesh, head of Pune branch of 99acres.com said they have recommended this solution to only two real estate developers in Pune. One, yes, you are right, to Gera Developments and now Magarpatta City.

Site visit!

In the "real world", when you use the phone number in the press ad to inquire about the project, real estate salesman asks you to visit the project site. On the net, the website of the project is "the site" and you should invite your customers, property buyers, for the "site visit". This mailer does exactly that. Magarpatta City uses the data base of the registered users of 99acres.com and invites them to visit their website and gives the information of the ongoing projects, Laburnum Park, Trillium and Sylvania.

Amanora Park Town? No!!

Web-mailer assumes that you are not interested in Amanora Park Town which is just across the street or in any other project in Hadapsar, Kharadi or Fursungi! You know all about Magarpatta City and you have already made up your mind to book a flat here. You have not yet booked a flat at Magarpatta City because you are too lazy to visit www.magarpattacity.com! That's why besides calling "Oxygen Zone" it does not bother to tell you anything about Magarpatta City.


If you have not been to Magarpatta City recently, you will see the photograph of big glass boxes like buildings and think that "City" is only an exaggeration. "Magarpatta Chambers" is the right description. Since "Welcome to Oxygen Chambers" sounds like "Welcome to Gas Chambers", web-mailer labels it as a "Oxygen Zone"!

But let me tell you, Magarpatta City is 400 acre mixed use (means residential and commercial - mainly office spaces) township and what you see in the photograph are office complexes in Magarpatta City, which are occupied by leading IT companies, hence called "Cyber City"!

Laburnum Park, Trillium and Sylvania - residential projects in Magarpatta City!

Besides not giving answer to "Why Magarpatta City?" this page does not help you to choose any project out of these three. Magarpatta City expects you to visit all projects - Laburnum Park, Trillium and Sylvania!

Don't you think this page of the web-mailer should have helped you to choose one out of these three or decide the sequence or priorities to visit the projects open for booking at Magarpatta City? Instead of talking about "warm sunset" "an elite neighborhood" "Life has so much to offer you", don't you think factual information, like size of the flat, budget, possession, would have been more helpful for you?

Or let us assume, you have ample time on your hand and you want to know about all the three projects! This short description fails to define and distinguish each project in the first place. Completely clueless about what to expect from the particular project, you click "More..." link and go to the home page of the particular current residential project open for bookings at Magarpatta City.

Property rate, Area statement and Budget:

The customized pages of residential projects Laburnum Park, Trillium and Sylvania in Magarpatta City take you to the official website. The most useful link on these pages is an Area Statement and Costing link. I am sure, you will first click this link and use Ctrl+F to find out the current property rate of the project! Right?

Property rate of Laburnum Park is Rs.4,750 per sq.ft.; Trillium and Sylvania has the same property rate - Rs. 3,750 per sq.ft.

Now, please, do not ask me why Laburnum is charged more than Trillium and Sylvania! However, the copy writer of the web-mailer was aware about the difference in the property rates. The labels he used to described the flats proves this. For example labels for 'modern 3/4 BHK apartments' at Laburnum Park are - royal luxury, Imperial interiors, live life the 'Maharaja' way, princely lifestyle, King’s palace! Whereas Sylvania has 'beautiful and well designed 2/3 BHK homes' and Trillium is 'an elite neighborhood with spacious, well designed, cozy 2/3 BHK homes'!

Prospects for the property buyers!

This quotation is from the comment on my post Now, SuCasa, at Wakad, also launches compact 2 bhk flats for 33 lakhs!. My statement about the booking at Mont Vert Seville, at Wakad, triggered this angry response.

Mr. Anonymous finds my statement full of hope. Totally opposite to his expectation of complete hopeless and helpless mood in Pune real estate market.

He got angry because i was positive. If i had been negative he would have been happy. Because, not only Mr. Anonymous, but every property buyer has a hope, actually lots of hopes, from the current slow down in Pune real estate market.

Hope of property prices coming down. Hope to be able to book a property of your choice, in your budget. But the slow down looks like stopped, not slowing down any further, property prices are not going down any more. And this is a big disappointment.

Prospects for the builders!

Not only property buyers but builders also have lots of hopes from this slow down in Pune real estate market. Ask Rohit Gera, executive director of Gera Developments. Rohit hopes to get land at a lower price and joint venture opportunities to develop real estate projects on good terms.

Mr. Gera says,“The real estate market in Pune has witnessed a 60% drop in sales. If inflationary trends continue till December 2008, land value will undergo a price correction of about 30% by March - April 2009,”

“Large, medium and small developers have already started offering land to us for joint development. We are, in fact, waiting for price discounts at which we can borrow land from them for constructing their projects,” Mr. Rohit Gera reveals!

SFM launches its Pune station on July 22, launch marks the last of its FM stations in Maharashtra

On how SFM Pune - Suryan FM - SunTV Network's FM radio, would be different from its competitors - Radio Mirch, Radio City and Radio One - Nisha Narayanan, Project Head, SFM, said, “We are a highly interactive station and will be playing a lot of regional music, that is, Marathi. Our station in Pune would be high on sparklers and very, very local.”

She further said, “Our challenge as of now is to be part of Puneites’ lives and be a known station in Pune.”

SFM would be playing a mix of Marathi and Hindi music. The station plans to create awareness through a press conference, outdoor hoardings, print and television ads. Another way of making its impact felt in Pune, would be gifting gold and silver coins to listeners, who would tune in to SFM and participate in the various contests.

In terms of its target audience, Narayanan said, “Our target audience are the masses, and they are anybody who feels young at heart.”
